Like any real estate agent, Martin says the quality of local schools is a top factor when someone is looking to buy a home. "For people with children, it's the first thing they ask," she says. Woodland has become more attractive to outsiders and seen its home values rise since a politically brokered deal allowed the tiny community to begin sending its students to the wealthy Lenape Regional High School District.

Journal Prime Rate Street Wall Chatsworth, the unofficial capital of the Pines, is a tiny crossroads community of modest homes, both paved and dirt roads, surrounded by dense woods. Stock Market News Woodland's stirrings of growth and rejuvenation are hardly a boom, but there is no disputing that things are looking up in this township of pristine lakes and forests.

Woodland now has 58 students enrolled at Lenape High School in Medford. They are set to attend Seneca High School when it opens in 2003 in Tabernacle, about 10 miles from Chatsworth.

Stock Market Crash In 1995, a year before Woodland joined Lenape, the township approved one permit for a single-family home, state records show. But after Woodland switched to Lenape and voters approved the Seneca project in 1997, home construction picked up and it has held steady, with eight building permits for single-family homes issued in 2000 and six in 2001.

Stock Investing Tip Martin, who has been a real estate agent for 18 years, works out of a Century 21 office in Pemberton.

Stock Market Chart As evidence of the Lenape-related rise in home values, Martin cites the case of a home she sold about seven years ago. The home, a colonial, had four bedrooms, 2 1/2 bathrooms, a two-car garage and a back deck. Martin remembers selling the house, on 11 acres, for about $185, 000. Now, the same type of house on just 1 1/2 acres is going for $259,000.

Finance Journal Personal Thompson said the family would not have moved to Woodland if it sent students to Pemberton. She and her husband have three children, the oldest in second grade. They have a baby on the way.

Finance Investing Stock Market Thompson, like many Woodland residents who were interviewed, complained that property taxes have risen since the township joined the Lenape district. The township recently underwent a revaluation. Her home, first assessed at $199,000, is now valued at $240,000.

Wall Street Journal Com She pays $5,600 a year in property taxes, but has no street lights, no mail delivery, no trash pickup, and no water and sewer lines.

Stock Market Investing Advice She is hoping for more new neighbors like herself.

Street Trader Wall Sue Leedom, 45, is one of them. She moved to town four years ago and also lives in a custom log cabin off Prince Street, which is paved when it begins and turns to dirt as the road leads into a state forest.

Indian Stock Market A school teacher at the Chatsworth School, a K-8 school, she moved with her family to Woodland because of Lenape. " That was the winning factor," Leedom says.

Stock Investing Advice But the change in Woodland rankles some longtime residents.

In 1999, the township foreclosed on 198 small lots spread over 26 acres off Route 72. The township combined the lots into larger, developable blocks.

Stock Option Investing "We don't have any industry to speak of," says Mayor Robert DePetris. "We intend in the future to lure something that is viable."
